Step 1: Discovery & Consultation

Milestone: Initial Retainer secures your project in our schedule.
Step 2: Schematic Design
With your priorities defined, we move into conceptual layouts:
Develop floor plan options at 1/8” scale.
Explore functionality, flow, and style.
Provide a preliminary cost estimate with allowances.
Review together and refine based on your feedback.
Step 3: Design Development
Here the ideas take shape in detail:
Produce floor plans, sections, and roof layouts at 1/4” scale.
Incorporate your selections for finishes, fixtures, and cabinetry.
Present an adjusted cost estimate that reflects your preferences.
Milestone: 30% of the Design Fee due at Design Development approval.
Step 4: Construction Documents
We prepare the full permit & construction package, including:
Finalized architectural drawings with elevations and sections.
Coordination with engineers and consultants.
Specifications for materials, windows, doors, and finishes.
Code compliance and permit submission set.
Milestone: 50% of the Design Fee due upon delivery of Construction Documents.
Step 5: Build & Project Management
With design complete, we transition seamlessly into construction:
Dedicated Contigo Group Client Portal access (all documents, selections, schedules, and communication in one place).
Weekly check-ins to review progress and decisions.
A build process rooted in quality craftsmanship, eco-friendly practices, and organized site management.
Milestone: Payments transition to the construction contract.
